A 'shed' can mean a $3,000 kit from a big-box store or a $40,000 architectural outbuilding. Both have their place — but homeowners are often surprised by what drives the cost when they want something in between.

The base build (10x12 ft, pressure-treated framing, asphalt shingles, basic siding) starts around $8,000–$12,000 in the GTA. That's a real structure on a real foundation, built to last 20+ years.

Where the price moves: foundation type (gravel pad vs. concrete slab vs. piers), siding (vinyl is cheapest, James Hardie is mid, cedar is premium), roofing (shingles vs. metal), electrical (a few outlets and a light vs. a full sub-panel), and any custom design elements that match your home.

Our advice: spend the money on the parts you can't change later. A great foundation, proper drainage, and quality framing will outlast three rounds of cosmetic upgrades. You can always re-side or re-shingle later — you can't easily fix a sinking foundation.
